Gil Martinez

Master Planner, Designer, and Developer

Gil Martinez has more than four decades of experience directing project visioning, master planning, design, entitlement, and development. His work ranges from intimate villages and resorts to complete communities of more than 50,000 acres in the United States and international markets.

His perspective is grounded in development as well as design. As a managing partner of development companies, Gil has directed business planning, feasibility, cost analysis, team assembly, budgets, entitlement strategy, and the pursuit of debt and equity capital. That experience informs plans intended not only to communicate an idea, but to secure approvals, support investment decisions, and move toward construction.

Gil's academic background includes planning, landscape architecture, civil engineering, and graduate study in administration. He has worked with public agencies and regulatory bodies at local, regional, state, provincial, and national levels.

Carol Ackerman

Development Strategy, Entitlement, and Communications

Carol Ackerman brings extensive experience across real estate development, entitlement, project management, investor relations, strategic partnerships, marketing, and communications. Her work connects the technical demands of a project with the people and narratives required to advance it.

Across development organizations and advisory roles, Carol has coordinated architecture, engineering, construction, legal, environmental, utility, appraisal, economic, and public-process teams. She has also prepared investor and stakeholder materials, supported due diligence, led public and landowner outreach, and helped move complex projects through zoning and permitting.

Carol previously served as GMA's Vice President of Marketing and Business Development and now supports assignments where project positioning, team coordination, approvals, and strategic relationships are central to execution.
